The chances are, especially if you are a smoker that you will have heard of the electronic cigarette (or e cigarette) by now. However, as the popularity of the product undoubtedly increases, there still remains much confusion as to what this electronic device is and does.
The questions considered in the title, officially at least, remain largely unanswered, but we can have a look at some of the things that are known about e cigarettes and the industry that surrounds them.
The electronic cigarette has been in existence since around 2003, although it wasn’t until about 2008 that these things really started garnering some significant mainstream attention. Initially, many distributors were marketing the e cig as a method to quit smoking and a healthier and safer method of smoking than tobacco cigarettes. There is no ‘ignition’ with an electronic cigarette and therefore no burning and no smoke. Additionally most e cigarettes don’t contain any actual tobacco, so it is easy to see how these “safer smoking” claims originated. A smokeless, tobacco free cigarette!
Health authorities and local and national governments stepped in and disputed the claims and protested that as yet, the product had not been through enough testing to substantiate any of them, and they had a point. After all, the e cigarette still contained (in most cases) nicotine (in liquid form), which is of course highly addictive and in its raw form, actually poisonous. This was never going to be a smooth ride for distributors.
So, where does this leave the whole debate now? Do smokers have a genuine alternative to tobacco smoking on the market and is there a future for e cigarettes?
Well, in December of 2010, the Hollywood movie, “The Tourist” saw Johnny Depp sitting, opposite Angelina Jolie, on a “no smoking” train “vaping” away on an electronic cigarette. Earlier in the year, actress Katherine Heigl and David Letterman shared a well publicised e cig moment on the Late Show. Despite the many legal hurdles that still need to be negotiated, it seems the people that this could mean the most to, smokers, are making their own decisions.
I have spoken to many people and read many other stories of smokers who have turned to the electronic cigarette as an alternative to tobacco cigarettes and who believe that it has made huge differences and improvements in their lives. Some haven’t touched another traditional cigarette since they made the switch. Many e cig users also claim that this alternative smoking method is actually significantly cheaper (in the long term) than smoking tobacco cigarettes.
My dad died from a passive smoking related lung cancer, and I wonder if e cigarettes had been around and accepted 30 or 40 years ago, might it have made a difference for him? None of that dirty old, second hand smoke to breathe in. One wonders and only time will provide these answers, provided the e cig is actually given that time.
While we wait for official word on the future of electronic cigarettes, people are making their own decisions. With Hollywood also seeming to embrace the product, is it just a matter of time before e cigarettes replace the old ‘analog’ cigarettes and change the future of the tobacco industry and of smoking forever?
Over the years I’ve had mobile car washing and auto detailing companies ask me about working in large Metro Area parking structures, offering services to company employees in the building. Sometimes folks contact me about setting up services at Airport Park and Fly’s. The other day someone asked about a 1,000 parking space parking garage in the high-rent district. Okay so, let’s say you were putting together a business plan for something like this – how many car owners are really going to be interested in your services? Let’s talk.
It has been my experience that you get 15% peak at the 6th week point providing the quality is “excellent” in the first-fifth week. The first week expect perhaps 5-7%. Now then, generally if you offer 5-day week service you get the most business on Thurs-Fri for weekend, so at first the Monday-Tuesday business might be dismal. These numbers “assume” that you have pre-announced advanced notification, flyers, faxes, or notification from the property manager of a new service which everyone considers trying. You should get 8% of the people getting weekly washes after that 6th week, and the rest getting add-on services for the total of that 15%.
Now then, the people’s cars will still be clean from the original 1-2 weeks, so the second and third week, expect slow growth, less than the first two week, but things then progress. Some folks choose not to use the service regularly because of cost, or kids at home washing cars, DIY by week six you should peak or plateau at 75% of your future maximum future volume as you slowly win over folks who budget you as a fixed expense.
What about pricing?
Okay so, with all this said unless your buildings contain high-end clientele and is in the downtown financial district – lawyers and other financial type businesses – then your price should be fair and honorable for the middle class. Remember most of your customers will become – if you do this right – weekly executive in-and-out washes at let’s say $15-25 each. Then once per month quick express wax at $40-50. Then, every other month max detail $100+.
You should not forgo the single-mom secretary with the beginner entry point BMW, she’s your very best word of mouth, don’t price her out of the market! Or give her a “free exterior only” wash with tire-dressing if there are 5-or more per office that sign up.
Let’s say you are working with luxury buildings, not condos, I am taking about luxury office buildings with enormou if this is a mega-high-end crowd it’s okay to keep your higher price points perhaps one-third or half again more, those higher prices might survive, although I am sketchy on that, economically speaking in the present period. You can always bundle extras rather than lowering price, and you can always bump the prices up a few more dollars once you prove yourself.
What if a property company has 10 or more buildings?
This is common in downtown districts as one company is in charge of many, many, buildings and parking structures. They want amenity type services in all of them. Still, don’t take all the buildings at once, work into it, over committing might be unwise, labor constraints issues, and customer service managers, very challenging working in such a controlled chaotic environment – at first, that is. You’ll get used to it. You have to get it right the first time or your reputation will be trashed for a long while, you could lose 10s of 1,000s of dollars in sales the first six months trying to overcome a poor start.
Indeed, I hope I’ve at least answered some of the questions you might have. Still, please remember all this advice are merely my preliminary thoughts, but I’ve been asked about this now so many times that I thought I’d just put it into an article to save my time in the future. Every circumstance is different, and to do this topic justice I’d really, really need more details on this to better accurately guestimate for each potential circumstance. Please consider all this and think on it.

It’s no secret that people who are already sick are more vulnerable to contracting diseases.And one potentially unhealthful source of disease is bird waste. As a hospital administrator, you are no doubt aware of the problems pest birds can cause. Many species of birds, including pigeons, starlings and sparrows, often gather to roost on a hospital’s roof, under parking structures, in receiving bays and loading docks, and around exterior employee lunch and snack areas. Without bird control, you soon have a noisy, smelly and potentially dangerous problem on your hands.
Keep in mind that a single pigeon can excrete up to 25 pounds of droppings per year. The bacteria, fungal agents and ectoparasites in bird droppings and nesting materials have been known to carry any of 60 diseases–including histoplasmosis, encephalitis, salmonella, meningitis, and toxoplasmosis, even the West Nile virus.
No less harmful is bird fecal dust carried into hospitals through rooftop heating, ventilation and air-conditioning ducts. Birds often build nests around air handling equipment, ducts, compressors and other vented pathways. Dried by wind and sun, this disease-infested dust gets sucked into HVAC systems. The fine particles can quickly spread diseases throughout a hospital or medical center.
Hospital administrators should also be aware of the negative visual impact bird droppings, nests and other debris can have on a hospital’s image. Finally, bird droppings can cause dangerous slip-and-fall hazards–a huge legal liability for any institution.
Today’s Bird Control Measures
Hospitals and healthcare centers are somewhat restricted in their use of pest bird control measures. They certainly can’t use firearms, noise cannons or fireworks. And poisons present too much of a liability. Besides, federal, state and local wildlife protection ordinances forbid the use of lethal or harmful bird control measures. Fortunately, there are several highly effective bird proofing solutions currently available that are safe, sane and humane.
Bird Spikes
The good thing about Bird Spikes is that they prevent many species of large birds from landing in the first place. Suddenly, rooftops, ledges, signs, light fixtures and other elevated areas are off-limits to birds. Bird Spikes come in rows of spiked strips. And you can get them in either rigid U.V.-resistant unbreakable polycarbonate or high strength, durable stainless steel. The stainless steel spikes come in 3-, 5- and 8- the plastic spikes (which cost slightly less) come in 3-, 5- and 7-inch widths. Bird Netting
To keep pest birds out of certain specific areas–like eaves, overhangs, patios, and parking structure recesses–there’s Bird Netting. This barrier bird control measure is available in various cuts and mesh sizes. For large birds like pigeons or seagulls, use a 1-1/8-inch to 2-inch mesh size. Sparrows or starlings, on the other hand are best excluded using a 3/4-inch mesh net. Electric-Tracks
A great spot deterrent for ledges, rooflines, eaves, signs and most flat or curved surfaces, Electric Tracks impart a mild electrical shock when birds land on their surface. This is an ideal bird control device for use against a wide variety of pest birds–including pigeons, sparrows, gulls, starlings and crows. They deter a wide range of birds, including swallows, starlings, pigeons and seagulls. Face The Truth
The first step to take is to face what is. Say to yourself “Right now, this is how it is. I can either accept it or make myself miserable.” Once you accept what is, you stop fighting against it and you clear your head to come up with creative alternatives. One of the best ways to face the truth is to look at your numbers. How many applications are you receiving on a daily basis? How many are declined? What is your average transaction size? Respond Don’t React
There is a difference to responding rather than reacting. It’s like when a doctor says “You’ve had a bad reaction to the medication” vs. “Your body is responding well.” Or in parenting a reaction is “What did you do?” vs. the response “What happened?”
This relates to leasing because brokers who are exceptionally good at putting deals together don’t get caught up in negative reactions. They are completely present in their work. Not contemplating the past or the future they fully respond to what the present moment requires of them. For example, when deals are declined or funding sources won’t fund, they respond to the requirements of the new situation, and work to solve the problem.
A salesperson who is caught up in negativity may get angry and react in a resentful manner then use a large amount of energy in protest or anger. This alienates them from the funding source and carries destructive energy toward the lessee. This negative energy creates more problems so truly some sales people are their own worst enemies.
By responding and not reacting you give yourself the gift of awareness and if you do this often enough lightheartedness and good cheer return to your life.

Sharing everything you know about a deal is especially important today. Brokers who hide data, specifically derogatory information will be cut off. The new mindset of sales people should be to share strategies and information to their coworkers and colleagues. When you share information you help other people to do their jobs better.
